Credit Card Debt ... How it Affects your FICO Score

If you are thinking of refinancing or financing a manufactured home in a park or on land,
it's a good idea to understand some basic, but little-known, guidelines about credit card
debt.  Most importantly, the three major credit bureaus (TransUnion, Experian, and
Equifax) have methods for considering credit card debt and are similar among the three.

First, it is recommended to owe 30% or less of a credit card's limit
Second, if a borrower has more than three or so credit cards, considered "revolving
credit," in addition to other revolving acccounts, such as department store accounts, then
this is viewed more negatively than fewer accounts and can significantly lower a FICO.
Third, and almost the opposite, is not having enough established credit history with
several good accounts.
Fourth, most lenders look for at least one installment loan, such as an auto loan, and at
least two revolving accounts opened and in good standing for at least two years.  The
credit bureaus also need this payment history to produce a score.
Finally, as an aside, many borrowers think it's best not to use credit and prefer to be on a
cash basis for all the purchases.  Unfortunately, without any established credit, they may
be surprised that the bureaus cannot even generate a credit score at all without some
kind of established history.  Manufactured home loan financing and refinancing is our
